Calendar Billing

1st to end of month

Billing cycles run from the 1st to the last day of each month. When a tenant moves in mid-month, the first billing period is automatically prorated — no manual calculation needed.

  • Cycles always start on the 1st and end on the last day of the month
  • First-month proration calculated automatically on move-in
  • Proration denominator is configurable: actual days in the month or fixed 30-day month
  • Subsequent cycles run full months — no partial periods unless the tenant leaves

Custom Billing

Exactly 30 days from move-in

Each billing cycle covers exactly 30 days, rolling forward from the tenant's move-in date. Tenant moved in on the 15th? Every cycle runs the 15th to the 14th of the next month.

  • 30-day rolling cycles tied to the tenant's individual move-in date
  • No proration — every cycle is a full 30 days
  • Works independently of calendar months
  • Useful when tenants arrive on different dates and you want consistent cycle lengths

Configurable proration denominator

When Calendar billing prorates the first month, you choose whether to divide by the actual number of days in that month (28, 29, 30, or 31) or a fixed 30-day denominator. Set it once at the business level and it applies everywhere.

Mid-Lease Flexibility

Leases change. Your billing engine should too.

Rent increases, early departures, extensions — real accommodation businesses deal with all of these. Every lease action in Bedspace Manager is non-destructive and audit-safe.

Change Rent

Increase or decrease a tenant's rent at any time. The new amount takes effect from the next billing cycle — current and past invoices remain unchanged.

Extend Lease

A tenant who was set to move out decided to stay? Extend the lease from its end date. The lease reactivates and billing continues seamlessly.

Mark Complete

Close a lease with a move-out date that can be in the past or the future. The lease is treated as complete on that exact date — billing stops accordingly.

Void Lease

Remove a lease entirely from all calculations without deleting it. The void record stays in the audit trail — nothing is permanently destroyed.

Every financial record in Bedspace Manager is immutable by design. Invoices and transactions can be voided — removing them from calculations — but the records themselves are never destroyed. Your audit trail is always complete.

  • Invoices cannot be deleted

    Void them — voided transactions are excluded from financial totals
